Last updated: August 2026

These Terms of Service apply to the use and hire of Anomalous Space and form part of any booking made with Anomalous Space Ltd.

Please read these Terms carefully before making a booking. By requesting, confirming or paying for a booking, you agree to be bound by these Terms.

1. About Anomalous

Our principal place of business is:

Anomalous Space Ltd
36 Pentonville Road
London

Email: space@anomalous.co.uk

These Terms are between Anomalous Space Ltd ("Anomalous", "we", "us" or "our") and the person, organisation or company making a booking ("you", "your", "Hirer" or "Organiser").

2. Definitions

Booking means an agreed reservation for use of Anomalous Space.

Premises means the relevant space or spaces at Anomalous Space, including the rooms and facilities made available as part of a Booking.

Hirer means the person, organisation or company making the Booking. Where a Booking is made on behalf of an organisation, the person making the Booking confirms that they have authority to do so.

Event means an activity, event, production, meeting, workshop or other use of the Premises agreed as part of a Booking.

Term means the agreed date and time of the Booking, including any agreed set-up and pack-down time.

ASC means Anomalous Social Club.

ASC Event and ASC Residency have the meanings set out in section 13.

3. Making A Booking

A Booking is only confirmed once Anomalous has accepted the Booking and the required payment has been received.

An invoice, booking confirmation or other written confirmation issued by Anomalous forms part of the agreement between the parties.

The Booking is personal to the Hirer and may not be transferred, assigned or sublet without our prior written consent.

You must provide accurate information about:

  • the purpose of the Booking;

  • the nature of the activity;

  • expected attendance;

  • any alcohol or catering requirements;

  • any equipment or production requirements; and

  • any other information reasonably requested by Anomalous.

We reserve the right to refuse a Booking where the proposed use is unsuitable for the Premises, conflicts with our licensing or operational requirements, or presents a safety, reputational or other reasonable concern.

4. Venue Capacity And Use

You must remain within the agreed capacity of the space.

The expected number of attendees must be provided to Anomalous before the Booking.

You must not materially change the nature, scale or purpose of the Booking without our prior agreement.

You are responsible for everyone attending or working at your Booking, including guests, employees, contractors, suppliers, performers and other third parties you bring onto the Premises.

5. Booking Times And Access

Our standard operational hours are:

Monday–Friday: 08:00–22:00
Saturday: 09:00–22:00

Bookings outside these hours require prior agreement and may incur additional charges.

Your Booking time must include all set-up and pack-down. You must leave the Premises by the end of your agreed Booking time.

No event may continue beyond 22:00, and all guests must be off-site by that time. Where applicable, music must be lowered by 21:00.

Use of the Premises outside the agreed Booking time may result in overtime charges.

6. Furniture, Layout & Special Requests

Any requirements relating to furniture layout, room configuration, equipment, additional furniture, technical requirements, access arrangements or other special set-up requests must be communicated to Anomalous at least 48 hours before the Booking.

This includes, but is not limited to:

  • Specific furniture arrangements;

  • Moving or removing furniture;

  • Requests for additional tables or chairs;

  • Changes to the standard room configuration;

  • AV or technical requirements;

  • Specific access or set-up requirements;

  • Requirements relating to deliveries or suppliers; and

  • Any other request that requires the Anomalous team to prepare or alter the space before your Booking.

Requests made less than 48 hours before the Booking cannot be guaranteed and Anomalous may be unable to accommodate them.

Where a request requires additional staff, equipment, preparation or other resources, additional charges may apply. Any additional charges will be communicated to the Hirer before they are incurred where reasonably practicable.

Hirers must not move, remove or substantially rearrange furniture or equipment without prior agreement where doing so may affect the operation of the venue, health and safety or other users of the Premises.

Where the Hirer has been permitted to alter the furniture layout, all furniture and equipment must be returned to the agreed configuration before the end of the Booking unless otherwise agreed with Anomalous.

Anomalous reserves the right to modify or refuse a requested layout where necessary for health and safety, fire safety, accessibility, licensing, operational or other reasonable venue requirements.

7. Payment

Unless otherwise agreed in writing:

  • A 50% deposit is required to secure a standard Booking.

  • The remaining balance is due at least 72 hours before the Booking.

  • Bookings made within seven days of the Booking date may require full payment upfront.

Additional services or charges, including security, cleaning, staffing, technical support, equipment, catering, storage, overtime or damage, may be charged separately.

All prices are exclusive of VAT unless expressly stated otherwise.

Failure to make payment by the required deadline may result in the Booking being cancelled.

8. Cancellation And Rescheduling

Cancellation By The Hirer

Unless different terms have been agreed in writing:

  • Cancellation more than one month before the Booking: 10% of the booking fee is retained.

  • Cancellation between one month and one week before the Booking: the deposit is retained.

  • Cancellation within seven days of the Booking: the full booking fee is payable.

Additional services already ordered, including catering, security or other third-party services, may be non-refundable where they have already been committed or purchased.

Rescheduling

  • More than one month before the Booking: rescheduling is permitted without a rescheduling fee, subject to availability.

  • Between one month and one week before the Booking: a 10% rescheduling fee applies.

  • Within one week: the deposit is forfeited.

  • Within 72 hours: the full Booking fee may be forfeited.

Where appropriate, Anomalous may issue Booking credit rather than a cash refund. Credit is subject to availability and the terms communicated at the time.

9. Cancellation By Anomalous

We may cancel or terminate a Booking where:

  • required payment has not been received;

  • the Hirer breaches these Terms;

  • the proposed activity is materially different from the activity disclosed at Booking;

  • licensing or regulatory requirements have not been met;

  • required documentation has not been provided;

  • the Booking creates an unacceptable health, safety, security or operational risk;

  • the Hirer or attendees engage in unlawful, threatening, abusive or inappropriate conduct; or

  • circumstances outside our reasonable control prevent us from providing the Premises.

Where Anomalous cancels a standard commercial Booking for reasons within our control, we will refund payments received for the cancelled Booking, subject to any specific terms agreed with the Hirer.

We will not ordinarily be liable for consequential losses, including travel, accommodation, ticketing, marketing, artist, supplier or other third-party costs.

ASC Events and ASC Residencies are subject to additional cancellation provisions set out in section 13.

10. Rules Of Conduct

You must ensure that you and everyone attending your Booking:

  • behave respectfully;

  • do not cause nuisance to neighbouring properties or other users;

  • comply with health and safety requirements;

  • comply with fire safety requirements;

  • comply with all applicable laws and regulations;

  • do not engage in unlawful activity;

  • do not exceed venue capacity; and

  • follow any reasonable instructions given by Anomalous staff.

We may require any person to leave the Premises where their behaviour creates a safety, security or operational concern.

11. Alcohol, Licensing And Minors

Any Booking involving the sale, supply or consumption of alcohol must be disclosed to and approved by Anomalous in advance.

Where a Temporary Event Notice (TEN) or other authorisation is required, the Hirer is responsible for obtaining the necessary permission and providing evidence of this to Anomalous.

No licensable activity may take place without the required authorisation.

The Hirer is responsible for ensuring that under-18s are appropriately supervised and that any required parental or guardian permissions are obtained, including where photography or filming takes place.

Anomalous operates a Challenge 25 policy where age-restricted products or activities are involved.

12. Equipment, Catering And Deliveries

The standard Booking includes the equipment and facilities specified for the relevant space.

Additional equipment, technical support, staffing, catering or other services must be agreed in advance and may incur additional charges.

Hirers may bring their own equipment with prior approval and do so at their own risk.

Equipment must not be removed, altered, tampered with or used contrary to manufacturer instructions.

Deliveries and collections must take place within the agreed Booking period unless otherwise agreed.

We do not accept responsibility for storing equipment or goods outside the Booking period unless storage has been specifically agreed.

13. Anomalous Social Club

Anomalous Social Club (ASC) is a subsidised community initiative designed to support creative, cultural and community activity.

ASC programs are not standard commercial venue hire and are subject to application, approval, availability and the specific conditions below.

13.1 ASC Events

ASC Events provides selected individuals, creatives and communities with substantially subsidised access to Anomalous Space for events, workshops and gatherings.

ASC Events operates primarily during selected off-peak periods.

Revenue Share

ASC Events operates on a 60/40 revenue-share model:

  • Organiser: 60% of ticket revenue

  • Anomalous: 40% of ticket revenue

The applicable cleaning fee is paid upfront and deducted from Anomalous' 40% share when the final settlement is calculated.

The Organiser must accurately report ticket revenue within 72 hours of the Event. Anomalous may request reasonable evidence of ticket sales.

Responsibilities

The Organiser is responsible for:

  • managing attendees;

  • complying with capacity requirements;

  • complying with licensing requirements;

  • cleaning and resetting the space;

  • complying with venue rules; and

  • ensuring everyone leaves by the required time.

Commercial Priority

ASC Events are subsidised and operate alongside Anomalous' commercial venue hire.

Anomalous reserves the right to cancel an ASC Event with at least 24 hours' notice where the space is required for a full-rate commercial Booking.

Where possible, we will offer an alternative date or time. If the alternative is not suitable, payments made for the cancelled ASC Event will be refunded.

Anomalous will not be liable for consequential costs or losses resulting from such cancellation.

Collaboration

ASC Events operate on a reciprocal and collaborative basis. Organisers may be asked to support ASC through social media, photography, testimonials, editorial opportunities or other promotional activity.

13.2 ASC Residencies

ASC Residencies provide selected communities with affordable recurring access to Anomalous Space to develop their ideas and communities.

Residencies are intended for community development rather than commercial venue hire. They are particularly suited to creative, wellness, games, analogue, retro, hobby and community groups.

Application

Residencies are offered following an application and approval process. Anomalous may invite applicants to an interview.

A Residency is normally granted for an initial period of six months.

Sessions And Fees

One Residency session is a maximum four-hour block.

The fee is: £15 + VAT per session.

An eight-hour booking therefore requires two sessions and costs £30 + VAT. Residents may book 1 to 4 sessions per month, subject to availability.

Sessions must be agreed in advance and paid for before use. The Home is not available for ASC Residencies.

Space Allocation

Anomalous will assign an appropriate space following approval. The assigned room is not guaranteed for every session.

Anomalous may move a Residency session to another appropriate space with at least 24 hours' notice where required for the wider operation of the venue.

We will make reasonable efforts to provide earlier notice wherever possible.

Self-Managed Use

ASC Residencies are offered only to communities considered sufficiently trusted to operate independently.

There will generally be no Anomalous team member present during a Residency session.

Residents are responsible for:

  • managing their attendees;

  • setting up and packing down;

  • cleaning and resetting the room;

  • completing the room-specific cleaning checklist;

  • returning furniture and equipment;

  • removing rubbish;

  • reporting damage;

  • locking the Premises; and

  • ensuring everyone has left.

Residents will be shown the lock-up procedure during their first session.

Commercial Activity

Residencies must not be used for profit-making ticketed events.

Donation-based activities may be permitted where they remain consistent with the approved Residency. A profit-making ticketed event must instead be discussed with Anomalous and may be required to operate under the ASC Events program.

Alcohol

Alcohol is not permitted during ASC Residencies. Residents and attendees must not bring, sell, serve or consume alcohol.

Residents may bring their own snacks and non-alcoholic refreshments. Anomalous' stocked soft drinks and other beverages are not included and must not be consumed.

Plates, cups and cutlery may be used provided they are properly cleaned and returned.

Termination

Although Residencies are normally granted for six months, Anomalous may terminate a Residency at any time where the Resident fails to meet the requirements of the program.

This includes repeated failure to:

  • clean or reset the space;

  • complete the checklist;

  • lock the Premises correctly;

  • comply with venue rules;

  • remain within capacity;

  • pay Residency fees; or

  • use the space for the approved purpose.

We may terminate immediately where a serious safety, licensing, security or operational concern arises.

14. last minute list bookings

The Last Minute List is a mailing list for discounted, last-minute space availability only. Signing up does not guarantee access to any space.

Discounts and availability are offered at Anomalous' sole discretion and may vary per booking.

Availability through the Last Minute List is offered on a first-come, first-served basis. Responding to a Last Minute List discount offer email does not reserve or secure the discounted space. A discount offer is not confirmed, and no booking is secured, until payment has been successfully received and confirmation has been issued by Anomalous.

All Last Minute List bookings are payable by credit card via online payment link. A processing fee of 3% will be added to the total booking amount. Bookings can only be confirmed during our office hours (09:00 to 17:00, Monday to Friday).

Discounted Last Minute List rates are non-transferable, non-refundable and cannot be combined with any other offers or membership discounts.

Last-minute bookings are subject to all the same terms and conditions as standard bookings.

Anomalous reserves the right to remove subscribers from the mailing list or withdraw the Last Minute List at any time.

15. Cleaning And Resetting

Unless otherwise agreed, all Hirers must leave the Premises in a reasonable condition.

You must:

  • remove personal belongings;

  • return furniture;

  • return equipment;

  • leave kitchens and shared facilities appropriately clean.

Additional cleaning or resetting charges may apply where the Premises are left in an unreasonable condition.

For ASC Residencies, the applicable room cleaning checklist must also be completed.

16. Damage And Breakages

The Hirer is responsible for damage, loss or breakage caused by the Hirer or anyone attending the Booking.

Damage may be charged based on the reasonable cost of repair or replacement.

A damage deposit may be requested for higher-risk Bookings.

The maximum liability for damage under a standard Booking is £10,000, unless otherwise agreed in writing.

17. Risk And Insurance

The Hirer is responsible for carrying out any risk assessment appropriate to their activity and for ensuring that their activities are conducted safely.

Where appropriate, Anomalous may require evidence of public liability insurance or other insurance before confirming a Booking.

The Hirer remains responsible for their own property, equipment and materials while on the Premises.

18. Liability

To the fullest extent permitted by law, Anomalous will not be responsible for indirect or consequential loss, including loss of profit, business, revenue, opportunity, reputation or anticipated savings.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be limited.

Subject to the above, Anomalous' liability will be limited to the fees paid or payable for the relevant Booking.

19. Intellectual Property And Promotional Material

The Hirer retains ownership of intellectual property they bring to or create at Anomalous Space.

You are responsible for ensuring that you have the necessary rights and permissions for any content, music, images, performances, artwork or other materials used during your Booking.

Where you voluntarily provide photography, video, testimonials or promotional material to Anomalous as part of an ASC program, you grant Anomalous permission to use that material for reasonable promotional purposes relating to Anomalous Space, ASC and future programming.

20. Privacy And Cookies

Our Privacy Policy explains how we collect, use and protect personal information.

Our Cookie Policy explains how cookies and similar technologies are used on our website.

These policies are separate from these Terms of Service.

If you provide personal information to us when making an enquiry, booking or signing up to a mailing list, we will process it in accordance with our Privacy Policy and applicable UK data protection law.

21. Website Use

You may use the Anomalous website for lawful purposes only.

You must not:

  • use the website fraudulently or unlawfully;

  • attempt to interfere with its operation;

  • copy or reproduce its content for commercial purposes without permission;

  • infringe our intellectual property rights;

  • introduce malicious software; or

  • use the website in a way that could damage Anomalous or its users.

All content on the Anomalous website, including text, images, graphics, branding and other materials, belongs to Anomalous or its licensors unless otherwise stated.

22. Force Majeure

Anomalous will not be responsible for failure to provide the Premises where this results from circumstances beyond our reasonable control, including fire, flood, severe weather, power failure, government restrictions, industrial action, serious building issues or other circumstances that make the Premises unavailable or unsafe.

Where reasonably possible, we will offer an alternative date or refund payments received for the affected Booking.

23. Changes To These Terms

We may update these Terms from time to time to reflect changes to our services, operations or legal requirements.

The version applicable to a Booking will generally be the version in force when the Booking is confirmed, unless a change is required by law or otherwise agreed with the Hirer.

The latest version will be published on our website.

24. Entire Agreement

These Terms, together with the relevant Booking confirmation, invoice and any specific written terms agreed between Anomalous and the Hirer, form the agreement between the parties.

If there is a conflict between these Terms and specific written terms agreed for a Booking, the specific written terms will take precedence.

If there is a conflict between these Terms and the ASC Events or ASC Residency provisions, the ASC-specific provisions will apply to that program.

25. Severability

If any provision of these Terms is found to be invalid, unlawful or unenforceable, that provision will be treated as removed to the extent necessary, and the remaining provisions will continue in full force.

26. No Waiver

If Anomalous does not immediately enforce a provision of these Terms, this does not mean that we have waived our right to enforce it later.

27. Governing Law

These Terms and any agreement between Anomalous and the Hirer are governed by the laws of England and Wales.

The courts of England and Wales will have jurisdiction over any dispute arising in connection with these Terms, subject to any mandatory rights or protections available to consumers under applicable law.
